Much-Needed Housing and Critical Bike & Pedestrian Upgrades in Courthouse

A new 8-story apartment complex has been proposed for the site of the current Rhodeside Grill, Il Radicchio, and the agin National Science Teaching Association office building.  While this redevelopment will bring some much-needed transit-accessible homes, the project could do a lot more to ensure those walking & biking to the building have a safe & pleasant experience.

Rhodes Street is an important connection in the area bike network which is insufficient now (one painted bike lane, one sharrow) and continues to be insufficient under the plan (two painted bike lanes).  Furthermore, the project currently proposes to narrow Clarendon Blvd lanes rather than using the extra lane width to protect the bike lane, despite this portion of the Clarendon Blvd being a gap between two existing portions of protected bike lane.

Under Building Form & Architecture:

The building height is appropriate.

Under Transportation, Parking, and Loading:

The bike lanes on Rhodes Street should be protected; Rhodes is one of the few useful approaches to the R-B corridor on a bike, from both the North and the South.  The excess lane width on Clarendon Blvd should be used to protect the Clarendon Blvd bike lanes rather than narrowing the roadway. The parking ratio is appropriate and re-using the existing parking garage is an excellent way to reduce carbon emissions.
